I Mary Johnson of Woking in the County of Surrey Spinster do hereby revoke all former Wills by me heretofore mad And do declare these presents only to be and contain my Last Will and Testament I nominate constitute and appoint Stephen Woods of Woking aforesaid Carpenter and Richard Hodd of the same place Farmer to be Executors of this my Will And I do hereby authorise empower and direct my said Executors as soon as conveniently may be after my decease to sell & dispose of all my Copyhold Messuages Tenements Lands hereditaments situate (in Kingfield Green) lying and being within and held of the Manor of Woking in the County of Surrey (which I have duly surrendered to the use of my Last Will and Testament) with the appurtenances either by public auction or by private contract for the most Money that can be reasonably gotten for the same And I do hereby direct my said Executors to pay and discharge out of the Monies gotten from the sale of my said Copyhold Messuage or Tenements all my just debts Funeral & Testamentary Charges and Expenses of such Sale and the residue after such payments I direct to be paid to my Natural daughter Mary Johnson I give & bequeath unto James William Johnson Sailor son of William Johnson late of Lewisham in the county of Kent Carpenter the sum of Five shillings Sterling I also give and bequeath unto my said daughter Mary Johnson all my household goods and furniture that shall be in about or belonging to my dwelling house at the time of my decease (except my clock) which clock I give and bequeath unto William Johnson Woods of Weybridge in the county of Surrey Carpenter I give devise and bequeath unto Stephen Woods and the said Richard Hodd my Freehold House Garden and Buildings thereunto belonging now in my occupation also my Freehold Land now in the occupation of Henry Hersey consisting of Two Acres more or less and situate in Saunders Lane in the parish of Woking aforesaid and also the rest residue and remainder of my property whatsoever and wheresoever whether in possession reversion expectancy or otherwise howsoever To hold the same according to the nature and tenure thereof respectively unto the said Stephen Woods and Richard Hodd their heirs administrators and assigns upon Trust to pay and apply or otherwise permit and suffer my said daughter Mary Johnson to receive and take the rents issues and profits and annual produce thereof from time to time as the same shall become due & received for and during her life. And upon her death again upon Trust to pay and apply or otherwise permit and suffer the said William Johnson to receive and take the rents issues and profits and annual produce of my said Freehold house Garden and Buildings (but not of Saunders Lane Land) from time to time as the same shall become due & received for and during his life. And upon his death I give devise and bequeath the said Freehold house Garden and Buildings to his lawful issue And also upon the decease of my said Daughter Mary Johnson the said Freehold Land in Saunders Lane again upon Trust to pay and apply or otherwise permit and suffer Samuel Woods of Weybridge aforesaid Carpenter to receive and take the rents issues and profits and annual produce from time to time as the same shall become due & received for and during his life. And upon his death I give devise and bequeath the same unto his issue And if the said William Johnson Woods shall happen to depart this life without lawful issue my will and meaning is that my Executors shall pay and apply or otherwise permit and suffer his Brother the said Samuel Woods to receive and take the rents issues and profits and annual produce of my said Freehold house Garden and Buildings from time to time as the same shall become due & received for and during his life. And upon his death I give devise and bequeath the same to his lawful issue. And if the said William Johnson Woods and the said Samuel Woods shall happen to depart this life without lawful issue then and in that case I give devise and bequeath unto Amelia Mary Woods daughter of the aforesaid Stephen Woods the whole of my Messuages Tenements Lands and real and personal Estate whatsoever and wheresoever unto the said the said Amelia Mary Woods heir [sic] heirs Executors administrators and assigns absolutely and for ever And also my will and meaning is that such of the aforesaid parties as shall become entitled to the rents profits issues & annual produce of my said Freehold House Buildings and Garden shall not occupy the same unless such occupation keeps the said House and Premises in such tenantable repair as my Executors shall deem sufficient and right And moreover such occupier shall not without the consent of my Executors pull down any Buildings or make any alterations in or about the said House & Premises In witness whereof I the said Mary Johnson have hereunto set my hand this fifteenth day of February one thousand eight hundred and fifty four The mark and X seal of Mary Johnson Signed by the above said Testatrix in the presence of us present at the same time who in her presence and in the presence of each other have hereunto subscribed our names as Witnesses Wm Wilson Farmer Crastock, Woking William Ross Schoolmaster Woking This Will of Mary Johnson late of Woking in the county of Surrey spinster deceased was proved at London on the 4th July in the year of our lord 1854 before the Reverend John Richards Clerk a Surrogate by the Oath of Stephen Woods one of the Executors named in the said will to whom Admon was granted he having been first sworn duly to administer Power reserved of making the like grant to Richard Hodd the other Exor named in the said will when he shall apply for the same.
