In the Name of God Amen I John Benham of Chertsey in 
the County of Surry Pastry Cook Do make Publish and 
Declare this my last Will and Testament in manner following 
that is to say First I Giver Devise and bequeath unto my 
Friends William Giles of Chertsey aforesaid Blacksmith 
and James Benham of the same place Stationer All my 
Estate Real and Personal To hold to them the said William 
Giles and James Benham their Heirs Executors Admors and 
Assigns Upon the Trusts following that is to say Upon Trust 
to Pay the Rents Issues and Profits which shall arise from 
my said Estate unto my loving Wife Mary Benham and 
her Assigns for and during the Term of her natural life by 
Quarterly Payments the first of the said Payments to be 
made at such of the usual Days of Quarterly Payment in the 
Year as Shall next follow my Decease And from and after the 
Decease of my said Wife Upon Trust to Pay One Annuity or 
Yearly Sum of Ten pounds unto my Sister Sarah Jacobs 
During the Term of her natural life in manner hereinbefore 
mentioned regarding my said Wife And as to the Residue 
thereof during my said Sister's life as the whole of my said 
Estate after her Decease In Trust and for the only proper 
use and behoof of my nephews and Niece James John 
William Thomas and Jane Sons and Daughter of my late 
Brother James Benham deceased their Heirs Executors 
Admors and Assigns Share and share alike to take as 
Tenants in Common and not as Joint Tenants And I 
Constitute and Appoint the said William Giles and James 
Benham Executors of this my Will and Direct them to 
reimburse themselves out of the said Trust Estate all such 
Costs charge Damage and Expence as they shall or may be 
put unto on Account thereof and that neither of them shall 
be answerable for any of the said Trust Money that may be 
lost unless it be by their Wilful Neglect And that one of them 
shall not be Answerable for the Acts and Defaults of the 
other but each for his own Act and Default only In Witness 
whereof I have hereunto set my hand and Seal the Second 
day of June in the Year of our Lord One thousand Seven
