RICHARD HOWARD WILL.


I Richard Howard of No.3 Marlbro’ Place Walworth Road in the 
County of Surry Gentleman Do by this my last Will and Testament revoke any former 
Wills and other Testamentary Dispositions which I may have made and do appoint 
my son Thomas Howard of Brigge House Place Newington Causeway in the said 
County of Surrey Builder sole Executor hereof I give to my dear wife Margaret 
Howard to be paid to her as soon as conveniently may be after my decease the sum of 
Eight hundred pounds for her separate use  I give to Ann Still of Chobham Surrey 
spinster daughter of my Nephew William Still of the same place Farmer for her 
separate use One hundred pounds I give to Samuel Biddle of High Street in the 
borough of Southwark son of my late nephew William Biddle One Hundred pounds 
And I give to my dear wife all my and her own wearing apparel jewels trinkets wines 
liquors and other house keeping stores and also her own Watches and savings of 
money which I have permitted her to make I also give her my leasehold residence 
No.30 Marlboro’ Place aforesaid together with the use of my household furniture 
plate articles household linen china glass books prints and pictures therein during her 
life she paying the rent and taxes and performing the covenants of the Lease under 
which I hold the said leasehold premises and keeping the same and the said furniture 
and other effects insured against damage by fire I also give to my said Wife during 
her life my freehold house and premises called Russia Cottage situate at the corner of 
Southampton Street and Peckham Grove Camberwell in the said County of Surrey 
and my four other freeehold houses and premises opposite the said Cottage and situate 
in the said Grove subject as to the latter so the -- at ground rents affecting the same 
And I also give to my said wife for her life several leasehold properties with their 
appurtenants hereinafter mentioned Videlicet 5 6 7 8 9 and 10 Monmouth Place New 
Cross and Nos 3 and 4 Victoria Cottages New Cross held by me on Leases from the 
Haberdashers Company Nos 178 and 179 Wellington Terrace Waterloo Road at the 
corner of that Road and Stamford Street in the said County of Surrey and the Stable 
and other premises behind the said last mentioned house Nos 185 and 186 or in 
Wellington Terrace aforesaid being the fifth and sixth houses North of the Infirmary 
the latter subject to an under lease reserving a ground rent amounting to twenty two 
pounds per annum No 61 Stanford Street Waterloo Road aforesaid subject to an under 
lease reserving a ground rent of ten pounds per annum No 4 London Road Southwark 
and Nos 7 and 11 Haverton Row Walworth aforesaid No 3 being the fifth house from 
the corner of the New Kent Road No 7 the ninth and No11 the thirteenth house from 
the same road And I declare that my said Wife shall be entitled to the net rents of the 
aforesaid several properties given to her for life as aforesaid from the respective 
periods up to which the said rents respectively shall have been paid preceding my 
death she paying during her life the ground rents taxes and other outgoings payable by 
me in respect of the same premises from the respective times up to which the same 
shall have been discharged by me And that she shall likewise during her life keep the 
said several premises in repair and insured against damage by fire and shall perform 
the covenant --ecting the same contained in the several Leases thereof under which 
(as to the said leaseholds premises) I hold the same respectively I give to my said 
son’s Wife my Gold Eye Glass I give to my grandson Richard Howard my watch and 
its appendages I also give to my said Grandson his executors administrators and 
assignees the following leasehold properties belonging to me with their several 
appurtenances videlicet Nos 187 and 188 in Wellington Terrace Waterloo Road 
aforesaid Nos. 5 6 7 and 8 Cumberland Row Walworth Road aforesaid and all my 
moiety or other share and interest in Nos.23 and 24 Great Suffolk Street Southwark 
aforesaid for all the residue of the several terms therein subsisting at my decease 
under the several Leases thereof by which I hold the same or all other my estate and 
interest therein respectively but subject to the rents and covenants of the said Leases 
respectively from the respective periods proceeding my death up to which the same 
rents and covenants shall have been paid and performed And on the decease of my 
Wife and subject to her life interest therein as aforesaid I also give to my said 
grandson his executors administrators and assignees my said leasehold premises No.3 
Marlboro Place aforesaid and the household furniture and linen plate plates articles 
glass china books prints and pictures therein except such books prints and pictures as 
my son shall think proper to select and retain for his own use And likewise my 
aforesaid several leasehold houses and premises numbers respectively 6. 7. 8. 9 and 
10 in Monmouth Place New Cross aforesaid as to the said leasehold premises 
respectively for the residue of the said terms subsisting therein at the decease of my 
said Wife under the said several Leases whereby I hold the same but subject to the 
rents and covenants thereof respectively and as to the said furniture and other effects 
absolutely.
[And I give and bequeath all other my real and Personal Estate and Effects 
including the aforesaid freehold premises in Southampton Street and Peckham Grove 
aforesaid and the aforesaid several other leasehold properties given to my said Wife 
for her life but subject to her life interest therein as aforesaid unto and to the use of 
my said son Thomas Howard his heirs executors administrators and assignees 
according to the nature and quality thereof respectively (and as to such of them as 
may be vested in me upon them or by way of mortgage subject to the trusts and 
equities affecting the same respectively for his and their absolute use and benefit but 
subject nevertheless as to all the said residuary estate except the said leasehold 
premises in Haverton Row aforesaid to the payment of my debts funeral and 
testamentary expenses and the pecuniary legacies given by the my Will ] And as to 
such aforesaid premises in Haverton Row aforesaid only if the term for which I hold 
the same and which will expire at Midsummer one thousand eight hundred and sixty 
seven shall be subsisting at the decease of my said Wife subject also to the provisions 
hereinafter contained videlicet I direct my said son and his executors administrators 
and assignees during the remainder of the said term after satisfying the ground rent 
taxes and other outgoings payable in respect of the said premises and otherwise 
performing the covenants of the said Lease thereof to pay out of the surplus net rents 
and profits to be received therefrom to the following persons for their separate use 
respectively if and when living the following Annuities videlicet Betsy Thorne of 32 
Rodney Street Pentonville my Wife’s sister thirty pounds Mary Hood of Chobham 
Surrey Widow an old servant of mine sixteen pounds Jane Biddle of Southwark 
Bridge Road Widow niece twenty pounds Deborah Still of Cumberland Row 
Walworth Road spinster my niece twenty pounds Ann Hasher of Cumberland Row 
Walworth Road my niece and the Wife of Henry Hasher of the same place Coal 
Merchant twenty pounds and Sarah Bolom of Cumberland Row Walworth Road my 
Wife’s niece and the Wife of Thomas Bolom of the same place Bottle Merchant 
twenty pounds by half yearly payments Midsummer and Christmas or within twenty 
one days thereafter but if the net rents for the half year expiring at any Midsummer or 
Christmas shall be insufficient to pay the aforesaid Annuities or such of them as shall 
for the time being be subscribing then such net rents shall be applied and divided 
rateably amongst the said Annuitants as far as the same shall extend But I expressly 
declare that the aforesaid Annuitants shall not have any right claim or interest in or 
upon any other part of my Estate other than the aforesaid leasehold premises in 
Haverton Row nor against my said son his executors administrators or assigns 
otherwise than in respect of the same premises nor shall the aforesaid provisions in 
regard to the said Annuitants in any way prevent or control my said son his executors 
administrators or assigns as the person or persons having the legal estate in the said 
leasehold premises from demising letting and managing the said premises as absolute 
owner or owners thereof without the concurrence of the said Annuitants respectively 
In witness whereof I have to this my last Will and Testament contained in four sheets 
of paper and affixed together with my Seal subscribed my hand this eighteenth day of 
November One thousand eight hundred and fifty four
Richard Howard Signed and Acknowledged by the said Richard Howard the 
Testator as his last Will and Testament in the presence of us present at the same time 
who in this and each others presence have at his request subscribed our names as

Proved at London 30th June 1855 before the Worshipful Alfred Waddilove Doctor of 
Laws and Surrogate by the Oath of Thomas Howard the son the sole Executor to 
whom Administration was granted having been first sworn duly to administer.
