In the Name of God Amen I Littlegroom Nicholas of 
Henley upon Thames in the County of Oxford 
Maltster being willing to settle my affairs do make publish 
and declare this my last Will and Testament in manner and 
form following I Give and bequeath to my Mother Ann 
Nicholas an annuity of ten pounds Per Annum for and 
during the term of her natural life the said Annuity to be 
paid her by my Executrix quarterly at the usual days of 
Payments that is to say Lady Day Midsummer Michaelmas 
and Christmas day the first Payment to begin and be made 
on such of the said days as shall next happen after my 
decease I also Give to my Sister in Law Susannah 
Nicholas ten Pounds of lawful Money of Great Britain to be 
paid her within a Month after my decease Also I Give and 
bequeath to John Franklin of the Parish of Hurley in 
the County of Berks Farmer One hundred Pounds of like 
lawful Money of Great Britain I also Give and bequeath to 
Mary Franklin Wife of the said John Franklin four hundred 
Pounds of like lawful Money of Great Britain these to be 
paid within one year after my decease I also Give devise 
and bequeath to my dear and beloved Wife Joyce 
Nicholas All those my several Feehold messuages or 
Tenements with the Appurtenances situate standing and 
being in Bridges Street Covent Garden Westminster and 
also all those my Freehold houses and the Appurtenances 
and my Share or Part thereof of the Common all in the 
Parish of Chelsea in the County of Middlesex subject to an 
Annuity of Forty Pounds per Annum left and payable to my 
aforesaid Mother for and during her natural life and which 
Estates were left to my by my late Brother Joseph 
Nicholls I also Give and bequeath to my said Wife all that 
my Copyhold Estate with the Appurtenances in the Parish 
of Hemal Hempstead in the County of Hertford  which I 
have surrendered to the use of my Will Also I Give and 
bequeath to my said Wife all that my Freehold Estate at 
Widmore in the Parish of Bromley and elsewhere in the 
County of Kent and the aforementioned all the aforesaid 
several Estates and the Appurts in Westminster and 
Middlesex Hertfordshire and Kent I Give devise and 
bequeath to my said Wife to hold to her her Heirs 
Executors and Assigns for ever I also Give and bequeath to 
my said Wife One thousand six hundred Pounds of lawful 
Money of Great Britain being a Legacy left me by my said 
Brother Joseph Nicholes Also I Give and bequeath to my 
said Wife Eighty Pounds per Annum long Annuities 
Consolidated now standing and being in my Name in the 
Books of the Governor and Company of the Bank of 
England Also two hundred Pounds Stock in three per Cent 
Consolidated Annuities standing in my name in the said 
Books All the Rest and Residue of my Real and Personal  
Estate and Effects whatsoever and wheresoever and of 
what Nature Kind or Quality soever that may be at the 
time of my decease after Payment of all my Just Debts and 
Funeral Expences and the Legacies hereinbefore given I 
Give devise and bequeath unto my said Wife Joice Nicholas 
her Heirs Executors and Assigns for ever and I hereby 
Nominate Constitute and  Appoint her my said Wife full and 
sole Executrix of this my last Will and Testament But it is 
my Will and desire and I do hereby declare my Meaning to 
be that in Case my said Wife shall depart this life before 
me or if she shall survive me yet still she shall chance to 
die without making any dispositions by Will or otherwise of 
all or any Part of what I have herein before given to her 
That then and in such Case I do hereby give and bequeath 
all the Rest and Residue of my Real and Personal  Estate 
and Effects whatsoever and wheresoever and of what 
Nature Kind or Quality soever herein before given to my 
said Wife and not by her disposed of and subject as herein 
before mentioned unto the herein before mentioned Mary 
Franklin Wife of the before mentioned John Franklin of 
Hurly in Berks her Executors administrators and assigns for 
ever and I do likewise in such Case Nominate Constitute 
and appoint the said Mary Franklin  full and sole Executrix 
of this my last Will and Testament and my Meaning herein 
is no more than this that I do not mean to take away from 
my said Wife the use and Indeed the Power of disposing of 
my Estates and Effects or any part thereof by her Will or 
otherwise yet I will not that any part of what I have herein 
given her should go to her Administrator in Preference to 
the said Mary Franklin I do hereby revoke all former and 
other Will or Wills by me at any time heretofore made and 
declare this and this only to be my last Will and Testament 
And in Testimony that this Paper all in my own handwriting 
is and that it contains my last Will and Testament I the 
said Littlegroom Nicholas the Testator have hereunto set 
my hand and Seal this twenty Sixth day of August in the 
Year of our Lord One thousand Seven hundred and Sixty
