In the Name of God Amen I Thomas Phipps of Hook norton in the County of Oxford 
Blacksmith being sick and weak in body but of a sound and disposing mind memory and 
understanding Do make this my last Will and Testament in manner and form following 
(that is to say) First I give and bequeath unot my Brother James Phipps of Hooknorton 
aforesaid Mason All them two Houses or Tenbements barn garden pigstyes court and 
all the appurtenenaces thereunto belonging Being in the east end of Hooknorton now in 
the occupation of my said Brother James Phipps during the term of his natural life and 
from and after his decease then I give and bequeath the said two houses or tenements 
barn garden court and all the appurtenences thereunto belonging To Elizabeth White of 
Hooknorton aforesaid to her and he assigns forever Also I give and bequeath unto my 
Brother James Phipps three small gardens and shoeing Hovel being in Hooknorton All 
now in my own possession to him his asigns or ever For a Ceartain sum of money I owe 
to him Also I give and bequeath unto Thomas White of Hooknorton aforeaid Shepard at 
the time of my decease all my wareing aperal Also I give and bequeath at the time of 
my decease unto Elizabeth and Mary White aforesaid All my household goods 
househould stuff, bedsteads, beding plate linnen china brewing utensals clock and all 
the household goods I may be posseded with at the time of my decease to Elizabeth 
and Mary White share and share alike Also my Will is & I desire that John Tappin my 
Journeyman may have the first refuse of all my working tools and stock in tread at a fair 
valuation and he to take my business at my decease and the said John Tappin to pay 
for the tools and stock to my Executer herein after mentioned Lastly I do hereby 
nominate constitute and appoint my loving friend James White my sole Executor in trust 
I give and bequeath to my friend James White my book debts and credits and money I 
may be possest with at the time of my decease and after paying my just debts and 
funeral expences I give and bequeath the resedue and remainder to Elizabeth and Mary 
White share and share alike and do appoint my friend James White my sole Executor 
on trust of this my last Will and Testament hereby revoking all former wills by me at any 
time heretofore made Declaring this only to be my last Will and Testament in witness 
whareof I here set my hand and seal the twentyth second day of July one thousand 
eight hundred and twelve
