In the Name of God Amen I James Phipps of Hook Norton in the County of Oxford 
yeoman being of sound and disposing mind memory and understanding praised be God 
for the same do make and publish this my last Will and Testament in manner and form 
following that is to say first I direct that all my just debts ffuneral expences and the 
charges of proving this my Will be first paid & satisfied by my Executrix hereinafter 
named out of my personall Estate & Effects I give and devise unto my Brother Thomas 
Phipps all that my Messuage or Tenement with the Barn Blacksmiths Shop yard Garden 
and Appurtenances thereunto belonging situate and being in Hook Norton aforesaid 
now in tenure or occupation of me and my said Brother for and during the term of his 
natural life He keeping the same in good and sufficient tenantable order and repair and 
from and immediately after the decease of my said Brother I give and devise the same 
Messuage or Tenement and premises with the Appurtenances unto William Gulliver son 
of Catherine Gulliver of Banbury in the said County of Oxford Widow and to his heirs 
and Assigns forever I give and bequeath unto the said William Gulliver all my 
Household Goods and ffurniture Plate Linen China Implements and utensils of 
household monies Securities for Money Wearing apparel of what description or sort 
soever and all and singular other my personal Estate and Effects of what natureor kind 
soever to and for his own use and benefit and lastly I do hereby nominate constitute and 
appoint the said Catherine Gulliver Guardian to her said Son William during his minority 
and sole Executrix of this my last Will and Testament hereby revoking and making void 
all former or other Will or Wills by me made In Witness whereof I the said James Phipps 
have hereunto set my hand and Seal the sixteenth day of December in the year of our 
Lord one thousand eight hundred and eight

Whereas since the making and publishing of my last Will and Testament my Brother 
Thomas Phipps in my Will named has departed this life now I the said James Phipps 
the Testator do by this my Codicil to my said Will and which I desire may be taken as a 
part thereof give and devise all and singular my Messuages or Tenements 
Hereditaments and premises with their amd every of them appurtenances situate and 
being at Hook Norton aforesaid or elsewhere in the Kingdom of Great Britain in 
possession reversion remainder or expectancy unto William Gulliver in my said Will 
named his heirs and assigns forever In Testimony whereof I have hereunto set my hand
