In the Name of God Amen I Joseph Phipps of Bloxham in the County of Oxford 
Carpenter being in good health of body and sound disposing mind memory and 
understanding praise be to God for the same do this seventeenth day of January in the 
year of Our Lord one thousand eight hundred and eighteen make publish and declare 
this my last Will and Testament in manner and form following (that is to say) after 
payment of all my just debts funeral expences and the expence of proving this my Will I 
give and devise all that my household Goods of every kind found in the room where I 
usually sleep to Mary Gascoigne for and during the full end and term of her natural life 
and at and immediately after her decease I give and devise the same house unto her 
natural daughter Ann Gascoigne to her the said Daughter Ann Gascoigne her heirs and 
assigns forever Also the three houses joining to the above now or late in the different 
tenures and Occupations of Edward Plumb Ann Gascoigne and John Swinbourne with 
their appurtenances thereunto I give and devise unto Ann Gascoigne natural Daughter 
of the said Mary Gascoigne to her heirs and assigns forever also the house where I now 
reside and the house adjoining now or late in the tenure and occupation of William 
Prophett also the house and blacksmith's shop adjoining now or late in the tenure and 
occupation of John .....together with all and singular their appurtenances together with 
all my Stock in Trade Working Tools and all my household furniture and not 
hereinbefore disposed of I give devise and bequeath unto my friends Thomas Randle 
Carpenter & George Harris Baker both of Bloxham and George Goffe of Sibford Ferris 
in trust for them to sell and dispose of in the best manner and for the most money 
arising from the sale of the different Rentals aforesaid I will and order that they or one of 
them shall have and receive in trust and to pay or to cause to be paid all my debts and if 
there should be more money arising from such sale than is wanted for the payment of 
all my just debts I will and order that they may and shall let the same to interest on good 
security and the interest arising therefrom shall be for the benefit and maintenance of 
my Daughter Hannah Phipps Mary Gascoigne and her natural daughter Ann Gascoigne 
share and share alike as to the rents issues and profits of all my other houses I give and 
bequeath unto my Daughter Hannah Phipps Mary Gascoigne and her natural daughter 
Ann Gascoigne share and share alike until the said Ann Gascoigne shall attain the age 
of twenty one years and at that time I will and order shall be sold and the money arising 
from such sale to be equally divided between them but if it shall happen that the said 
Mary Gascoigne should marry or should die I will and order that her said natural 
daughter Ann Gascoigne shall have her share also I do nominate ordain constitute and 
appoint my said three friends Thomas Randle & George Harris both of Bloxham and 
Job Goffe of Sibford Ferris Joint Executors in Trust to this my last Will and Testament 
revoking all former and other Wills by me at any time heretofore made and these 
presents only to be my last Will whereof I have to my last Will and Testament set my 
hand and seal the day and year first above written
