This is the last will and Testament of me William Jeffs of Middleton Cheney in the 
County of Northampton Butcher First my Desire is that all my just Debts ffuneral 
Expences and the charges of proving this my will be paid out of my Estates both Real 
and Personal as soon as may be after my decease Also I give devise and bequeath 
unto my Wife Ann Jeffs all that my Messuage or Tenement together with the Orchard 
Garden Shop and Buildings whatsoever the same belonging with their and every of 
their Appurtenances situate and being at Middleton aforesaid wherein I now dwell 
and inhabit together with all my Goods Household Goods and Implements of 
Household together also my Stock and Stocks of Husbandry and the Stock and 
Stocks of all my Shop Cellars Hay Corn Cattle and all other my Stock and Stocks 
whatsoever of what Nature or kind soever the same shall be at the time of my death 
for and during the term of her natural Life and immediately from and after her 
decease I give devise and bequeath the same and every part thereof unto my 
Daughter Ann Jeffs her Heirs Executors Administrators and Assignes for ever but in 
my said daughter Ann shall happen to die in the Life time of my said Wife without 
Issue then I give devise and bequeath all the aforesaid premises unto and amongst 
my Brothers Thomas John and Creseus  Jeffs and my Niece Elizabeth the Daughter 
of my late Brother Samuel Jeffs deceased his her and their Executors and 
Administrators equally between them as Tenants in common and not as joint Tenants 
And my will is that in case either of my said Brothers or Niece shall happen to die 
before he she or they shall become intitled to his her or their respective Parts and 
Shares of the aforesaid Premises that the part or share of him her or them so dying 
shall go to the Child and Children of him her and them so dying if any Also I give 
devise and bequeath unto my friends Thomas Pinfold watchmaker and Robert 
Gascoign fframework knitter their Heirs Executors Administrators and Assigns all 
other my Houses Messuages Tenements Closes Hereditaments and Premises 
whatsoever in Middleton Cheney aforesaid or elsewhere in the Kingdom of Great 
Britain of what Nature or kind soever the same shall be the same ffreehold or 
otherwise with all my Moneys Securities for Moneys and all other my personal Estate 
whatsoever not by me hereinbefore disposed of upon Trust that they my said 
Executors do pay apply and dispose of al, the said Rents Issues Interest and 
Produce whatsoever that shall yearly arise or be made of the same for and towards 
the Support Maintenance and Education of Daughter Ann until she arrives at the age 
of twenty one years and then upon Trust that they my said Trustees and the Survivor 
of them his Executors and Administrators do and shall convey make over assign and 
transfer all the aforesaid premises so given and bequeathed to them as aforesaid 
unto my said daughter Ann her Heirs Executors and Administrators but in case it 
shall happen that my said Daughter shall depart this Life before she attains the age 
of twenty one years and without Issue then my Will and desire is that my said 
Trustees and the Survivor of them his Heirs Executors and Administrators shall pay 
apply and dispose of the Rents Issues Interest and Produce of all the aforesaid 
premises and every part thereof so bequeathed to them as aforesaid unto my said 
Wife for and during the term of her natural Life and from and after the decease of my 
said Wife I give devise and bequeath all my Messuages Closes Lands and Premises 
and other my Money and Personal Estate so bequeathed to my said Trustees Upon 
the trusts aforesaid unto and amongst my said Brothers Thomas John and Creseus  
Jeffs and my said Niece Elizabeth Jeffs their Heirs Executors and  Administrators  
equally between them share and share alike as Tenants in common and not as joint 
Tenants And my Will and desire is that the part and share of any or either of them 
that shall happen to die shall go and be divided amongst the Child and Children of 
him her and them so dying equally And I do hereby desire my said Trustees to pay 
and divide the same accordingly or otherwise convey transfer and assign his and 
their Interest therein according to the Intentions of this my Will and I do revoke all 
other Wills by me heretofore made and I do declare this to be my only last Will and 
Testament In Witness whereof I have hereunto set my Hand and Seal this eighth day 
of ffebruary one thousand seven hundred and seventy two   William Jeffs
