This is the last Will and Testament of me Ann Steele of Welford in the County of Northampton Spinster whereby I dispose of all my real and personal Estate in manner following (that is to say) I give and devise unto my Niece Mary Shelton and her Heirs during the life of my Brother John Steele one Annuity clear Yearly Rent or Sum of ten pounds of lawful Money of Great Britain ffree of Taxes and all other Deductions whatsoever Parliamentary or otherwise to be issuing and payable out of all and every my Closes Plots Pieces or Parcels of late......Ground with the Appurtenances lying and being in Ullesthorpe in the County of Leicester or within the Lordship ffields or Liberties thereof containing by Estimation thirty one Acres one Rood and fifteen Perches or thereabouts and out of all other my Lands Tenements or Hereditaments in Ullesthorpe aforesaid in the Estate of William Harrison late of Bitteswell in the said County of Leicester deceased and to be paid or payable by four equal quarterly payments upon the twenty fifth day of March the twenty fourth day of June the twenty ninth day of September and the twenty first day of December in every Year the first payment thereof to begin and to be made on the said Days as shall first happen next after my decease upon trust nevertheless and to the Intent and Purpose that she my said Niece Mary Shelton and her heirs do and shall from time to time pay over the said Annuity Yearly Rack or Sum of ten pounds unto my said Brother John Steele or otherwise apply and dispose of the same for his maintenance Use and benefit in such manner and at such times as she my said Niece or her heirs shall judge best And my Will is that in Case the said Annuity Yearly Rent or Sum of ten pounds or any part thereof shall be behind or unpaid by the space of twenty days next after any or either of the aforesaid days whenever the same is hereinbefore directed to be paid as aforesaid then then and so often as it shall and may be lawful to and for my said Niece Mary Shelton and her heirs to enter and come into and upon the said Closes Plots Pieces or Parcels of Land Hereditaments and Premises and distrain for the same or for so much thereof as shall be so in arrear and the Distress and Distresses then and there bound to take load drive carry away and impound to detain or keep or otherwise sell and dispose of according to the Course of Law uses for the Recovery of Rack Rents in Arrear until she or they shall be fully paid and satisfied all such Arrearages with the Costs and Charges in and about the making keeping and selling thereof and in case the said Annuity Yearly Rent or Sum or any part thereof shall be behind and unpaid by the space of fforty Days next after any of the said Days whereon the same ought to be paid as aforesaid that then and so often it shall and may be lawful to and for my said Niece Mary Shelton and her Heirs to enter in and upon all and singular the said Premises and the Rents Issues and Profits thereof to receive and take to and for the Use and Benefit of my said Brother John Steele as aforesaid until she or they shall be thereby or therewith paid and satisfied the same Annuity and every part thereof and all Arrears thereof incurred before and that shall incur during such time as she shall receive the Rents Issues and Profits thereof or be intitled to receive the same by virtue of such Entry to be made as aforesaid together with all Costs Charges damages and Expences by her or them laid out sustained and Expended by reason of Nonpayment thereof or of any part thereof such Possession when taken to be without impeachment of waste and subject to and charged and chargeable with the said Annuity Yearly Rent or Sum and such Powers and Remedies for the Recovery thereof as aforesaid. I give and devise all and every my said Closes Plots or Parcels of Ground Lands Tenements or Hereditaments and Premises in Ullesthorpe aforesaid unto my Nephew Thomas Steele (Youngest Son of my late Brother Henry Steele deceased)his heirs and assigns for ever. I give and devise all that my half yard Land with the Appurtenances lying in the open ffields of Betteswell aforesaid or in the Lordship or Liberties thereof which was late the Estate of the said William Harrison unto my Nephew Samuel Steele his heirs and Assigns for ever. I give and devise all those my two Messuages Tenements or Dwelling Houses with their Appurtenances situate lying and being in Welford aforesaid in a certain Street called the Back Street or Grange Street and now in the several tenures Possessions or Occupations of myself and Reuben West unto my said Niece Mary Sheldon her Executors and Admors for ever. I give and bequeath unto my said Niece Mary Shelton her Executors and Admors the sum of one hundred pounds which was given and bequeathed to me in the last Will and Testament of Edmund Hewett late of Aldersgate Street London Pawnbroker deceased and thereby made payable after his Wife's decease who is now living. I also give and bequeath all the rest residue and remainder of my Goods Chattells Effects and Personal Estate whatsoever and wheresoever after payment of my debts and ffuneral Expences unto my said Niece Mary Shelton whom I make constitute and appoint Sole Executrix of this my last Will and Testament and lastly I do hereby revoke and make void all former Wills by me at any time heretofore made declaring this and this alone to be and contain my last Will and Testament In witness whereof I have to this my last Will and Testament contained in this and the two preceding Sheets of Paper set my hand and Seal to wit my hand to the two preceeding sheets and my hand and seal to this last sheet thereof the twenty sixth day of August in the twenty third year of the Reign of our Sovereign Lord George the third by the Grace of God of Great Britain ffrance and Ireland King Defender of the ffaith and so forth and in the Year of our Lord one thousand seven hundred and eighty three Ann Steele Thos Butcher Junr R Buswell Proved 1st December 1787 by the oath of Mary Shelton wife of John Shelton PCC Prob11/1160
