This is the last Will of me Thomas Simkins of Stoke Park in the parish of Stoke Bruerne in the County of Northampton Yeoman as follows (that is to say)I give and devise all that my newly erected Messuage or Tenement and all those my several Cottages or Tenements Closes and Pieces or Parcels of Land and Plot or allotment of Land and Plot or allotment of Land situate and being in Paulerspury in the said County of Northampton And all other my real Estate whatsoever and wheresoever and wherewith I may die seised or possessed unto my Wife Ann Simkins and to her Heirs and Assigns for ever All my Household Goods and Household ffurniture Plate Linen China and all my Cattle Stock Crop and ffarming Implements and all my ready Money and Securities for Money and Money due thereon and all other Personal Estate and Effects whatsoever and of what nature kind or sort soever the same may be or consist of I give and bequeath unto my said Wife Ann to and for her own use and benefit she thereout paying all my just Debts ffuneral Expences and the Expences of proving and carrying into Execution this my Will and the three following Legacies that is to say unto my Niece Martha Pantin the Wife of James Pantin of No 25 ...Charlotte Street Blackfriars Road London the Sum of two hundred pounds unto Elizabeth Cox who lives with me and is the Niece of my late Wife the Sum of two hundred pounds and unto my Servant Edward Clarke the Sum of twenty pounds to whom I give and bequeath the same accordingly to and for their own general and respective use...and advantage and to be paid and payable by my Executrix hereinafter named within twelve Calendar Months after my decease out of my personal Estate aforesaid given to her And Lastly I hereby nominate and appoint her my said Wife Ann Sole and only Executrix of this my last Will and I do hereby revoke and make void all former and other Wills and Testaments by me made In Witness whereof I have to this my last Will and Testament set my hand and Seal this second day of March in the Year of Our Lord One Thousand Eight Hundred and Twenty Thos Simkins John J.....
