At a Special Court Baron of The Right Honorable Arthur George Earl of Onslow Lord of the said Manor held in and for the said Manor on Saturday the third day of August in the Twenty fifth year of the Reign of our Sovereign Lady Victoria by the Grace of God of the United Kingdom of Great Britain and Ireland Queen Defender of the Faith and in the year of our Lord One Thousand eight hundred and sixty one Before Joseph Hockley Gentleman Steward of the Courts of the said manor.

Deed of Partition between Charles Robinson and others
At this Court came here into Court Charles Robinson and presented a certain Indenture bearing date the twenty fourth day of April one thousand eight hundred and sixty one in the words following to wit This Indenture made the twenty fourth day of April one thousand eight hundred and sixty one Between Charles Robinson of Bisley in the County of Surrey Farmer of the first part Sarah Ann Robinson of Mitcham in the said County Spinster of the second part Elizabeth Robinson of Ravensdale Park Flurry Bridge Ireland Spinster of the third part James Hill of Bisley aforesaid Farmer and Mary his Wife of the fourth part Robert Henry Howard of Richmond in the said County Milkman and Eliza Palmer his Wife of the fifth part and Joseph Hockley of Guildford in the said County Gentleman of the sixth part  Whereas John Robinson late of the parish of Bisley in the County of Surrey Shoemaker deceased being seized or entitled for an absolute Estate of Inheritance in fee simple of and to the freehold hereditaments described in the third fourth and fifth Schedules of these presents and intended to be hereby granted with the appurtenances and being seized of or otherwise entitled to the Copyhold or Customary hereditaments described in the first and second Schedules of these presents with the appurtenances for an Estate of Inheritance to him and his heirs according to the Custom of the Manor of Bisley aforesaid of which the same are holden (Subject as to the hereditaments described in the first Schedule to these presents to a certain Conditional Surrender thereof to Mary Chapman and George Woodbridge dated the seventeenth day of February one thousand eight hundred and fifty five for securing the repayment of the sum of one hundred and fifty pounds and interest) duly made his last Will and Testament dated the sixteenth day of January one thousand eight hundred and sixty and thereby gave his real Estate consisting of the aforesaid freehold and Copyhold hereditaments (subject to the payment of his just debts and funeral expenses) unto and equally between all and every his Children the said Charles Robinson Sarah Ann Robinson Elizabeth Robinson Mary Hill and Eliza Palmer Howard either by sale or Division as in the said Will mentioned  And whereas the said Testator died on or about the twentieth day of January one thousand eight hundred and sixty without having revoked or altered his said Will and his said Will was on or about the thirtieth day of July following proved by the said Charles Robinson and Sarah Ann Robinson the Executors thereof in the Principal Probate Registry of Her Majestys Court of Probate And whereas the said Testators debts and funeral and Testamentary expenses have all been fully paid and satisfied And whereas the said Charles Robinson Sarah Ann Robinson Elizabeth Robinson James Hill and Mary his Wife and Robert Henry Howard and Eliza Palmer his Wife having agreed that the said Freehold and Copyhold hereditaments respectively should be sold but that the same hereditaments should be specifically parted and divided in manner hereinafter mentioned And whereas the particulars of all the hereditaments so agreed to be parted as aforesaid and Comprised in the first Schedule to these presents and on the treaty for the said Partition it was agreed that Such of the said hereditaments so agreed to be parted as are mentioned and Comprized in the first Schedule to these presents should be taken in severally by the said Charles Robinson (subject to the aforesaid Conditional Surrender and to the payment of the principal and interest monies thereby secured) and that Such of the said hereditaments so agreed to be part as are mentioned and comprised in the second Schedule to these presents should be taken in severally by the said Sarah Ann Robinson and that Such of the said hereditaments so agreed to be part as are mentioned and comprised in the third Schedule to these presents should be taken in severally by the said Elizabeth Robinson and that Such of the said hereditaments so agreed to be part as are mentioned and comprised in the fourth Schedule to these presents should be taken in severally by the said Mary Hill and that Such of the said hereditaments so agreed to be part as are mentioned and comprised in the fifth Schedule to these presents should be taken in severally by the said Eliza Palmer Howard and be assured to them in manner hereinafter mentioned And whereas on the said treaty it was agreed that the said Sarah Ann Robinson should Pay to the said Charles Robinson the sum of five pounds by way of equality of Partition and that she should pay the said Mary Hill the sum of Fifteen Pounds by way of equality of Partition and that she should pay the sum of five Pounds to the said Charles Robinson and Sarah Ann Robinson as such Executors as aforesaid  And whereas for carrying the said Agreement into Effect so far as regards the said copyhold hereditaments it is intended that the said Charles Robinson shall be admitted Tenant to the said hereditaments comprised in the first Schedule to these presents (subject to the aforesaid Conditional Surrender) and that the said Sarah Ann Robinson shall be admitted Tenant to the hereditaments comprised in the second Schedule to these presents and that such admissions respectively shall take place at the next or some other subsequent Court to be holden for the said manor of Bisley and that such admission of the said Charles Robinson shall operate and enure To the use of the said Charles Robinson his heirs and assigns for ever and that such admission of the said Sarah Ann Robinson shall operate and enure To the use of the said Sarah Ann Robinson her heirs and assigns for ever as they the said several persons parties hereto of the third fourth and fifth parts do hereby respectively admit and acknowledge  Now this Indenture Witnesseth that in pursuance of the said Agreement and in consideration of the said sum of Five pounds upon the execution of these presents to the said Charles Robinson paid by the said Sarah Ann Robinson and of the said sum of Fifteen pounds at the same time to the said James Hill and Mary his Wife paid by the said Sarah Ann Robinson and also of the said sum of five pounds at the same time paid by the said Sarah Ann Robinson to the said Charles Robinson and Sarah Ann Robinson as such Executors as aforesaid the receipt of which said several sums respectively they the said Charles Robinson and Sarah Ann Robinson and James Hill and Mary his Wife do hereby respectively acknowledge and from the same do and each and every of them doth release and discharge the said Sarah Ann Robinson her heirs executors administrators and assigns They the said several persons parties hereto of the first second third fourth and fifth parts (according to their several and respective Estates and Interests in the premises) Do and each and every of them Doth grant bargain sell alien release and confirm unto the said Joseph Hockley his heirs and assigns All and singular the freehold messuages cottages or Tenements Gardens land hereditaments and premises particularly mentioned in the third fourth and fifth Schedules to these presents Together with all buildings erections fixtures commons hedges ditches fences ways waters liberties easements advantages and appurtenances whatsoever to the said hereditaments or any of them belonging And the reversion and reversions remainder and remainders rents issues and profits of all and singular the said hereditaments and premises and all the Estate right Title interest property possession benefit advantage claim and demand whatsoever of them the said several person parties hereto of the first second third fourth and fifth parts in to and out of the same premises and every part thereof To have and to hold all and singular the said freehold hereditaments hereby granted released and confirmed or intended so to be with their respective appurtenances unto the said Joseph Hockley and his heirs Nevertheless to the uses hereinafter expressed and declared of and concerning the same that is to say as to for and concerning all such and so many of the said hereditaments and premises as are mentioned and described in the third Schedule to these presents To the use of the said Elizabeth Robinson her heirs and assigns for ever  And as to for and concerning all such and so many of the said hereditaments and premises as are mentioned and described in the fourth Schedule to these presents To the use of the said Mary Hill her heirs and assigns for ever And as to for and concerning all such and so many of the said hereditaments and premises as are mentioned and described in the fifth Schedule to these presents To the use of the said Eliza Palmer Howard her heirs and assigns for ever And the said Charles Robinson so far as relates to the undivided fifth part or share to which or to the monies to arise from the sale of which he became intitled under the said recited Will of and in the said Freehold and copyhold hereditaments hereinbefore granted and released and agreed to be parted respectively or expressed and intended so to be doth hereby for himself his heirs executors and administrators And the said Sarah Ann Robinson so far as relates to the undivided fifth part or share to which or to the monies to arise from the sale of which she became intitled under the said recited Will of and in the said Freehold and copyhold hereditaments hereinbefore granted and released and agreed to be parted respectively or expressed and intended so to be doth hereby for herself her heirs executors and administrators And the said Elizabeth Robinson so far as relates to the undivided fifth part or share to which or to the monies to arise from the sale of which she became intitled under the said recited Will of and in the said Freehold and copyhold hereditaments hereinbefore granted and released and agreed to be parted respectively or expressed and intended so to be doth hereby for herself her heirs executors and administrators And the said James Hill so far as relates to the undivided fifth part or share to which or to the monies to arise from the sale of which the said Mary his Wife became intitled under the said recited Will of and in the said Freehold and copyhold hereditaments hereinbefore granted and released and agreed to be parted respectively or expressed and intended so to be doth hereby for himself and his said Wife and his and her heirs executors and administrators And the said Robert Henry Howard so far as relates to the undivided fifth part or share to which or to the monies to arise from the sale of which the said Eliza Palmer his Wife became intitled under the said recited Will of and in the said Freehold and copyhold hereditaments hereinbefore granted and released and agreed to be parted respectively or expressed and intended so to be doth hereby for himself and his said Wife and his and her heirs executors and administrators covenant with the said Joseph Hockley his heirs and assigns in manner following that is to say that for and notwithstanding any act deed or thing by the said several persons parties hereto of the first second third fourth and fifth parts or any of them or the said John Robinson deceased made done or executed or knowingly suffered to the contrary they the said several persons parties hereto of the first second third fourth and fifth parts or some or one of them now have or hath in themselves himself or herself good right and full power to grant release and confirm the said freehold hereditaments and to agree to partition the said copyhold hereditaments respectively hereinbefore expressed to be granted released and confirmed and agreed to be parted  To the uses hereinbefore declared of and concerning the same respectively and that the same hereditaments respectively shall and may at all times hereafter go remain and be To the uses hereinbefore declared concerning the same respectively and that all the same hereditaments and premises shall and may at all times hereafter be quietly entered into and upon and be held and enjoyed and the rents issues and profits thereof and of every part thereof respectively had received and taken accordingly without any lawful interruption claim or demand whatsoever of or by them the said several persons parties hereto of the first second third fourth and fifth parts or any of them their or any of their heirs executors or assigns or any person lawfully or equitably claiming by from under or in trust for them or any of them or by from or under the said John Robinson deceased And that free and for ever discharged or otherwise by the said several persons parties hereto of the first second third fourth and fifth parts or some or one of them their or some or one of their heirs executors or administrators sufficiently indemnified from and against all Estates charges and incumbrances whatsoever either already or hereafter created occasioned or suffered by the said persons parties hereto of the first second third fourth and fifth parts or any of them their or any of their heirs executors or administrators or any person lawfully or equitably claiming by from under or in trust for them or any of them or by from or under the said John Robinson deceased  And further that they the said persons parties hereto of the first second third fourth and fifth parts and every of them their and every of their heirs executors or administrators and every other or persons claiming any Estate right title claim or demand whatsoever in to or out of the said Freehold and Copyhold hereditaments respectively or any of them or any part thereof respectively by from under or in trust for them the said persons parties hereto of the first second third fourth and fifth parts or any of them their or any of their heirs executors or administrators or by from or under the said John Robinson deceased shall and will at all times hereafter upon every reasonable request and at the Costs of the person or persons requiring the same make do and execute every such further act deed and assurance whatsoever for the further and better assuring of the said Freehold and Copyhold hereditaments to the uses hereinbefore declared concerning the same respectively as shall be reasonably devised or advised and required In Witness whereof the said parties to these presents have hereunto set their names and seals the day and year first above written  The first Schedule above referred to All that Messuage or Tenement with the outhouses Gardens and appurtenances thereunto belonging situate within the manor of Bisley aforesaid formerly in the possession of John Towers since of John Stiles late of Sarah Hill since of John Edwards afterwards of Thomas Hughes and now of _______________ together with the other messuages or Tenements and Buildings lately erected on the said premises All which said premises are now in the respective occupations of the said Charles Robinson and George Hill and to which premises the said John Robinson was admitted Tenant at a Court Baron held for the said Manor on the twenty sixth October one thousand eight hundred and twenty
The Second Schedule above referred to
All those two messuages or tenements with the appurtenances together with the Edifices buildings garden orchard and curtilages to the said Messuage or Tenement belonging situate and being in Bisley Green in the parish of Bisley aforesaid abutting on the said Green on the South North and East parts one of which said Messuages or Tenements and premises is now in the occupation of Henry Edwards and the other of which said messuages and premises is unoccupied to all which said premises the said John Robinson was admitted Tenant at a Court Baron held for the said Manor on the twenty fourth October one thousand eight hundred and thirty three
The third Schedule above referred to.
A Freehold messuage cottage or Tenement with the Garden and appurtenances thereto belonging situate and being at Bagshot in the County of Surrey and which said messuage and hereditaments are now in the occupation of M.rs Taylor and adjoin the hereditaments described in the fifth Schedule to these presents.

A Freehold messuage cottage or Tenement with the Garden and appurtenances situate at Miles Green in the parish of Bisley aforesaid now in the occupation of _______ Collyer

A Freehold messuage cottage or Tenement with the Garden and appurtenances thereunto belonging situate and being at Bagshot aforesaid and which said messuage and hereditaments are now in the occupation of M.rs Clarke and adjoin the hereditaments described in the third Schedule to these presents.

This Deed marked R was this day produced before us and acknowledged by Mary the Wife of James Hill and Eliza Palmer the Wife of Robert Henry Howard therein named to be their several acts and deeds previous to which in acknowledgements the said Mary Hill and Eliza Palmer Howard were examined by us separately and apart from their respective Husbands touching their knowledge of the  Contents of the said Deed and their consent thereto and each of them declared the same to be freely and voluntarily executed by her.  W Haydon Smallpiece  Joseph Hockley

Admittance of Charles Robinson
Now at this Court upon the first Proclamation came here into Court in his proper person the said Charles Robinson and humbly prayed to be admitted Tenant to All that Messuage or Tenement with the outhouses Garden and appurtenances thereto belonging situate within this manor heretofore in the possession of John Towers since of John Stiles late of Sarah Hill and late of John Edwards and now of the said Charles Robinson and George Hill together with the other messuages or Tenements and Buildings lately erected on the said premises by John Robinson which came into the hand of the Lord of this manor on the death of the said John Robinson in pursuance of a certain Deed of Partition before presented and inrolled at this Court bearing date the twenty fourth day of April one thousand eight hundred and sixty one and made or expressed to be made between the said Charles Robinson of the first part Sarah Ann Robinson of Mitcham in the said County Spinster of the second part Elizabeth Robinson of Ravensdale Park Flurry Bridge Ireland Spinster of the third part James Hill of Bisley aforesaid Farmer and Mary his Wife of the fourth part Robert Henry Howard of Richmond in the said County Milkman and Eliza Palmer his Wife of the fifth part and Joseph Hockley of Guildford in the said County Gentleman of the sixth part To whom the Lord of the Manor aforesaid by Steward aforesaid granted the same and delivered seizin thereof by the rod  To hold to the said Charles Robinson his heirs and assigns for ever subject to a certain Conditional Surrender made by said John Robinson to Mary Chapman and George Woodbridge for securing One hundred and fifty pounds and Interest by Copy of Court Roll at the Will of the Lord according to the custom of the said Manor by the yearly rent of four pence heriot when it shall happen suit of Court and other services and Customs therefore formerly due and of right accustomed and so he was admitted Tenant thereof in form aforesaid  Gave to the Lord as a fine for such his admittance as appears in the margin [£16] and his fealty was respited.

Admittance of Sarah Ann Robinson
Also at this Court upon the third Proclamation came here into Court in her proper person the said Sarah Ann Robinson and humbly prayed to be admitted Tenant to All that Customary Messuage or Tenement with the appurtenances (now in two Tenements) together with the edifices buildings gardens orchard and curtilage to the said messuage or Tenement belonging (except about forty rods parcel of the said Garden sold to John Daborn) situate lying and being in Bisley Green in the parish of Bisley aforesaid abutting on the said Green on the South North and East parts heretofore in the occupation of George Slyfield late of _______ Floyd and then of Thomas Eacott now in the occupation of Henry Edwards and __________ Which came into the hands of the Lord of this manor on the death of John Robinson and in pursuance of a certain Deed of Partition before presented and inrolled at this Court bearing date the twenty fourth day of April one thousand eight hundred and sixty one and made or expressed to be made between Charles Robinson of Bisley in the County of Surrey Farmer of the first part the said Sarah Ann Robinson of Mitcham in the said County of Surrey Spinster of the second part Elizabeth Robinson of Ravensdale Park Flurry bridge Ireland Spinster of the third part James Hill of Bisley aforesaid Farmer and Mary his Wife of the fourth part Robert Henry Howard of Richmond in the said County Milkman and Eliza Palmer his Wife of the fifth part and Joseph Hockley of Guildford in the said County Gentleman of the sixth part To whom the Lord of the Manor aforesaid by his Steward aforesaid Granted the same and delivered seizin thereof by the rod  To hold to the said Sarah Ann Robinson her heirs and assigns for ever by Copy of Court Roll at the Will of the Lord according to the custom of the said Manor by the yearly rent of four pence Heriot when it shall happen suit of Court and other services and customs therefore formerly due and of right accustomed and so she was admitted Tenant thereof in form aforesaid  Gave to the Lord as a fine for such her admittance as appears in the margin [£12] and her fealty was pardoned.

Grant to William Tringham
At this Court the Lord of this Manor by his Steward aforesaid doth as far as in him lieth and he lawfully can or may with the Consent of the Homage at the last General Court grant to William Tringham of Long Cross in the parish of Chertsey in the County of Surrey Gentleman and his heirs All that piece or parcel of the waste of this manor situate at Bisley Green containing by estimation fifteen rods more or less and bounded on the South by the Highway leading from Chobham to Bisley on the West by land enclosed by Robert Batts Wade on the North by property belonging to the said William Tringham and on the East by property belonging to the Reverend Thomas Hockley  To have and to hold the same unto the said William Tringham his heirs and assigns for ever by Copy of Court Roll at the Will of the Lord according to the custom of the said Manor by the yearly rent of one penny heriot certain two shillings and sixpence on the death of every Tenant dying seized thereof or of any part thereof suit of Court at the Courts Baron to be held for the said Manor Fine at the will of the Lord and such other services as are Customarily rendered by the Copyhold Tenants of the said Manor And so the said William Tringham was admitted Tenant thereof (by Nathan Searle his attorney) hath seizin by the rod and giveth to the Lord as a fine for such his admittance as appears in the margin [2/6] and his fealty was respited.

Grant to Robert Bates Wade
Also at this Court the Lord of this Manor by his Steward aforesaid doth as far as in him lieth and he lawfully can or may with the Consent of the Homage at the last General Court grant to Roberts Bates Wade of No. 77 Bermondsey Street Southwark in the County of Surrey Bookmaker and his heirs All that piece or parcel of the waste of this manor situate at Bisley Green containing by estimation forty rods more or less bounded on the South by the Highway leading from Chobham to Frimley on the West by the waste of this manor on the North by property belonging to the said Robert Bates Wade and on the East by property belonging to William Tringham  To have and to hold the same unto the said Robert Bates Wade his heirs and assigns for ever by Copy of Court Roll at the Will of the Lord according to the custom of the said Manor by the yearly rent of one penny Heriot certain two shillings and sixpence on the death of every Tenant dying seized thereof or of any part thereof suit of Court at the Courts Baron to be held for the said Manor Fine at the will of the Lord and such other services as are Customarily rendered by the Copyhold Tenants of the said Manor And so the said Robert Bates Wade was admitted Tenant thereof hath seizin by the rod and giveth to the Lord as a fine for such his admittance as appears in the margin [2/6] and his fealty was respited.
